How much does it cost to register as an owner on Hunian Kami?

Free. No registration fee, no monthly listing fee, no hidden charges. You only pay 5% commission on successful check-in bookings. So if your property is never rented, you pay nothing.

How do you guarantee tenants won't default or disappear?

Every tenant must verify ID + liveness selfie + active phone number before they can book. Rent + deposit is paid upfront and held in platform escrow until check-in is confirmed. Tenants cannot check in without paying, and you receive funds D+1 after check-in. Default risk = 0%.

Are the digital contracts legally valid?

100% valid. We use certified Electronic Signature (e-Signature) from official Kominfo providers + Peruri e-Stamp. These contracts are equivalent to wet signature + stamp contracts and are recognized as valid in Indonesian courts under ITE Law 11/2008 and PP 71/2019.

When does the rent money arrive in my account?

Maximum D+1 after tenant confirms check-in. Money is automatically transferred to your registered account. For long-term bookings (e.g. 12-month rental), you receive the full amount upfront (minus commission), not monthly installments.

My property is outside Jakarta, can I still list?

Absolutely. We currently serve owners in 50+ cities across Indonesia. Bandung, Surabaya, Medan, Bali, Yogyakarta, Semarang, Makassar, and more are already active. Just sign up and upload your listing from anywhere.

What if a tenant damages my property?

Security deposit paid by the tenant is held in escrow until keys are returned. If there's damage, you can claim from the deposit with photo/video evidence. Hunian Kami's dispute resolution team will review and mediate. For major damage exceeding the deposit, you can pursue legal action with the digital contract as valid evidence.

How do I set competitive rental prices?

The owner dashboard shows price benchmarks for similar properties in your area. You can see average price per sqm, median price, and price range for the same property type. Analytics also shows view-to-booking conversion, so you can adjust prices if too high or too low.

Can I manage multiple properties at once?

Yes. One owner account can manage unlimited properties. The dashboard shows combined summary (total earnings, active units, active tenants) plus per-unit details. Perfect for multi-unit apartment owners, large boarding houses, or property portfolios.
